The deferred forgivable loan structure carries no interest and no monthly payment; it forgives over an affordability period scaled to the amount received (5 years for <$15K, 10 years for $15K–$40K, 15 years for >$40K). How to stack programs for maximum benefit

Most DFW buyers leave money on the table by picking the first program their lender mentions. Common high-value stacks:

  • Fort Worth buyer, teacher, 80% AMI: Fort Worth HAP ($25K) + TSAHC Heroes (5% grant) + MCC = up to $40K+ of help plus tax credit
  • Arlington buyer, first responder: Arlington AHAP ($20K) + TSAHC Heroes
  • Dallas city limits, low-income, high-opp area: Dallas DHAP ($60K) alone usually maxes out — adding TSAHC second lien may complicate underwriting
  • Veteran anywhere in DFW: Non-VLB VA loan + TSAHC Heroes + city program (Fort Worth, Arlington, etc.) if eligible

How long does closing take with DPA?

Plan on an additional 7 to 21 days versus a conventional loan with no DPA. City programs typically add the most time because the city must underwrite and fund the second lien before closing. Statewide programs usually add only a few days because they fund through participating lenders.

Do I need to take a homebuyer education course?

Yes — every program on this page requires completion of an approved homebuyer education course. Most accept the free 8-hour course from a HUD-approved counseling agency like Housing Channel (817-924-5091, serving Tarrant County) or BCL of Texas (serving Dallas County). The certificate is generally valid for 12 months.

Can I use a VA loan plus DPA?

Yes. TSAHC, SETH 5-Star, and most city programs allow VA loans as the first mortgage. Texas Veterans Land Board (VLB) loans cannot be combined with VLB-funded DPA on the same property, but VLB borrowers can use TSAHC Homes for Texas Heroes or city DPA stacked on top of a non-VLB VA loan.
